How Do You Seal Exterior Concrete in Great Falls Before Winter?

Why a Film Coating Fails on an Outdoor Slab

The epoxy or polyaspartic system that works on a garage floor is a film. It sits on top of the concrete and seals the surface off, which indoors is exactly the point. What a Penetrating Sealer Does Instead

A penetrating sealer is not a film. Silane and siloxane products soak into the pore structure of the concrete and react there, leaving the surface looking close to bare while the pores themselves repel water and dissolved salt. There is nothing on top to delaminate, peel back at an edge, or turn slick when it snows.

The tradeoff is worth stating plainly. A penetrating sealer will not give you color, gloss, flake or a metallic finish, and it will not bridge a crack. What it does is cut how much brine and water get into the slab, and that is the variable that decides whether an apron spalls.

The Window Closes in October

A penetrating sealer needs a dry slab and a workable surface temperature, and in Great Falls both of those are on their way out. An exterior penetrating sealer does not need a profile, but it does need open pores, which means clearing whatever blocks them: a previous film sealer gone cloudy, tire marks, oil staining, efflorescence, moss along a shaded north-facing step.

A pressure wash and an appropriate cleaner handle most of that. A slab carrying an old coating that is already flaking is a different job, and stripping it back is the same step outdoors as it is inside, which is where concrete grinding and surface prep comes in.

Where the Apron Stops and the Garage Begins

The transition at the door matters more than most property owners expect, because the rules change completely across that line. Inside, the slab is dry and the air is controlled, moisture is verified under ASTM F1869 or ASTM F2170, the concrete gets a ground profile, and a film system is built on top of it. That is where a garage floor coating belongs.

Outside the door, brine, sun and freeze-thaw rule, and the penetrating sealer is the right answer. Damage That Has to Be Repaired First

Sealing over a failing slab locks the problem in. Walk the apron before scheduling anything and look for spalling where the top layer has flaked off and left aggregate exposed, popouts, cracks opened past hairline width, and control joints with crumbling edges.
